Atoms&Watts
Digital Infrastructure Development

We bring data centers into being.

Atoms & Watts works with those who hold land, power or capital, and carries their asset through every stage to an operating facility.

The Firm

Every data center begins with a single asset. A parcel of land. A gas supply or a power plant. A pool of capital. A customer in need of capacity. We bring together everything else.

Principal, not observer

We act as advisor, developer and co-owner. Our interests are tied to what gets built.

Our own engineers

The work on the ground is carried out by our in-house engineering team, accountable to the owner.

Discretion

Mandates are handled privately, from the first conversation to the final agreement.

What It TakesA guide for asset holders

A data center is not a building. It is an agreement between power, land, capital and demand.

Each element must be secured, and in the right order. These are the questions every project has to answer before it can stand.

  1. I

    AssessmentIs the asset real?

Power that exists on paper is not always power that can be delivered. The first task is to establish what the land, the power source and the surrounding conditions can truly support, and when.

  2. II

    DirectionWhat should it become?

Not every site suits every use. Scale, power profile, climate and connectivity point toward a particular kind of facility and a particular kind of customer.

  3. III

    DemandWho will use it?

Investors finance contracts, not buildings. A credible customer commitment is often the moment a project becomes real.

  4. IV

Design & costWhat will it truly cost?

Generation, cooling and equipment lead times shape the budget long before ground is broken. Estimates must be tested against real offers.

  5. V

    ApprovalsIs it permitted?

Land use, power generation, environmental and construction approvals each follow their own sequence. Starting late is one of the most common causes of delay.

  6. VI

    CapitalHow is it financed?

The structure of ownership, equity and debt decides who controls the project and who shares in its value.

  7. VII

DeliveryCan it be built and run?

Construction, commissioning and operation need people on site who answer to the owner rather than to the contractor.

Power

Power, behind the meter.

The fastest megawatts are often the ones generated on site. We build projects around dedicated generation, so compute is not left waiting in a grid queue.

Associated gas

Gas produced alongside oil is often flared or left unused. We turn it into electricity for compute at the source.

Gas to power, then compute

We convert gas supply agreements into generation capacity first, then build the data center on that power.

Grid where it serves

Where a reliable connection exists, we use it, alone or alongside generation on site.

Markets
Home market

Kazakhstan & Central Asia.

Our projects are already under way here. The region holds an abundance of powered and pre-powered land, and our relationships let us secure it.

  • Active projects

Sites in development across the region, at different stages of readiness.

  • Powered & pre-powered land

Access to land with power in place or within reach.

  • Land & permits secured

We secure the land, the power and the approvals a project needs.

  • Established relationships

Long-standing ties across energy, capital and government.

Beyond the region, we accept selected mandates wherever a sound asset and a committed owner exist.

Directions

The right match for each asset.

Our first advice is often which direction to take. We then introduce the capital, customers and contractors that suit it, and stay to make the match work.

Develop & hold

Build and own the facility.

The asset holder retains ownership, with Atoms & Watts as development partner and co-investor.

Suits owners seeking long-term income
Joint venture

Contribute the asset to a project company.

Land or power is combined with outside capital and an operating partner in a shared vehicle.

Suits owners seeking participation without full funding
Build to suit

Develop for a defined customer.

The facility is shaped around one customer's requirements under a long-term agreement.

Suits sites with a clear match to a specific user
Powered land

Prepare the site, then transact.

The site is readied with power, approvals and studies, then leased or sold to a developer at a value that reflects its readiness.

Suits owners seeking an earlier, defined outcome
ProjectsFor offtakers & capital

Land and power in place. Seeking the right partners.

We hold projects in Kazakhstan and Central Asia where land and power are already secured. Each is looking for a partner who fits.

For offtakers

Capacity on prepared sites.

Compute capacity on sites with land and power in hand, delivered on modular infrastructure in months rather than years.

For capital

Projects at the point of readiness.

Access to projects where land, power and approvals are in place, with our own participation alongside yours.

Practice

One firm across the full life of a project.

  • Site & Power

Assessment of land and site conditions, and the strategy for dedicated power behind the meter.

  • Direction & Partnerships

Positioning the asset and introducing the partners best suited to it.

  • Commercial & Offtake

Identifying customers and negotiating the agreements that make a project financeable.

  • Engineering & Delivery

Design oversight, procurement and construction, led by our in-house engineers.

  • Permitting & Government

Navigating approvals and working constructively with public authorities.

  • Capital & Structuring

Ownership structure, equity and debt, and the relationships to raise both.

Engineering

Our own engineers, on the ground.

Atoms & Watts employs its own engineering team. They are on site from the first survey to the final handover, and they represent the owner's interest at every step.

Electrical

On-site generation, substations and power distribution.

Mechanical

Cooling, ventilation and resilience systems.

Civil & structural

Site works, foundations and buildings.

Commissioning

Testing, acceptance and handover to operation.
